Dallas-based HALL Structured Finance (HSF) announced today the closing of a $36.21 million first lien construction loan to finance the development of Humble Ranch, a 160-unit, cottage-style build-to-rent community in Atascocita, Texas, located five miles from the city of Humble. The borrower is Lēva Living, a Houston, Texas-based residential development firm focused on high-quality, community-oriented housing.
Humble Ranch will offer a mix of one-bedroom duplexes and two- and three-bedroom detached homes, all featuring 9-foot ceilings, quartz countertops, stainless steel appliances, and private fenced yards with patios. Community amenities will include a clubhouse, business center, resort-style pool, and a state-of-the-art fitness center. The community is directly adjacent, and connected via a walking path, to Atascocita Park, a 21-acre public green space with a dog park, playground, boardwalk, and pond.
Located just 25 miles from downtown Houston, Humble Ranch will benefit from surging population growth in the Greater Houston area, which continues to experience a significant housing supply shortage. The area is especially popular with families due to newly developed elementary, middle, and high schools in the neighborhood.
